Weekend Home Land near Tauru: the short version
The weekend-home question is really a drive-time question. Tauru is 50 minutes from Gurugram, close enough that the house gets used, far enough that the air and the quiet actually change.
We build as a single turnkey contract: one project manager, one timeline, one bill covering boundary, gate, bore, tank, electrification, the cottage itself and the landscape around it.
Owners around Tauru typically start with a two-bedroom cottage and extend later. Planting the boundary in the first monsoon is the best money you will spend on the land.
From the airWhere this sits on the map
The belt runs south of Gurugram along the Aravalli foothills: Sohna first, then Naugaon, then across into the Alwar side of Rajasthan. KMP Expressway, the Delhi–Mumbai Expressway and the Jewar airport catchment all touch it, which is why prices here have moved faster than the NCR average.
Drive times are honest ones, measured at a normal hour rather than at 6am on a Sunday: roughly 45 minutes from South Delhi to Sohna, another 30 to Naugaon, and about 90 minutes to the Alwar ridge.
- Sohna, closest to Gurugram, most mature infrastructure
- Naugaon, quieter, larger parcels, lower entry price
- Alwar, Aravalli and Sariska landscape, longest horizon
- Delhi NCR belt, compare all three on one visit
Sizes and indicative pricing
We work in square yards, not local units, because it keeps comparison honest across Haryana and Rajasthan. The ranges below are indicative bands for the belt and move with location, road frontage and whether services are already in.
Prices are per parcel, exclusive of stamp duty, registration and construction. Ask for the written cost sheet before you book anything.

What you can actually build on the land
On 1,500 sq. yd. most owners build a compact two-bedroom weekend cottage with a verandah, a lawn and a kitchen garden, enough for a family of four and a set of guests.
At 3,000 sq. yd. the plan opens up: three bedrooms, a plunge pool, an outdoor kitchen and a strip of fruit trees along one boundary. At 6,000 sq. yd. you are into estate territory, with an orchard, a paddock and room for a second structure.
We run construction as a single turnkey contract, one project manager, one timeline, one bill. Registry to handover is usually six to eight months for a standard two-bedroom build.
- Boundary wall, gate and internal driveway
- Bore, storage tank, filtration and electrification
- 2–3 BHK cottage with verandah and outdoor kitchen
- Orchard, kitchen garden and native landscaping

Local land measurement terms you will hear around Weekend Home Land near Tauru
Through the Sohna, Naugaon and wider Gurugram belt you will hear four local terms in a single afternoon: bigha, biswa, kanal and marla. A Haryana bigha is usually 27,225 sq ft, twenty biswa fit inside it at about 1,361 sq ft each, a kanal is a fixed 5,445 sq ft and a marla is 272.25 sq ft. Cross into Rajasthan an hour later and the bigha changes size again.
This is why we quote every parcel in square yards and square feet first. Square yard, spoken as gaj here, is what the sale deed carries, what the registry records and what a bank valuer will work from. Local units are for the conversation at the gate, not for the contract.
It helps to be able to translate both ways. A 1,500 sq. yd. farm land is 13,500 sq ft, roughly 2.5 kanal or 50 marla, about half a pucca bigha, close to 12.4 guntha in Gujarat or Maharashtra terms, just under 10 katha if you grew up in Bihar and about 31 cent in south Indian language. A 3,000 sq. yd. parcel simply doubles all of those.
The revenue paperwork adds one more layer, because jamabandi and khasra extracts are written in hectare and are. A hectare is 1,07,639 sq ft, or 2.47 acre, and one are is about 1,076 sq ft. When the seller's bigha figure, the hectare figure in the record and the square yard figure in the agreement do not reconcile, that mismatch is the first thing to sort out.
- Bigha varies by state: Haryana and Rajasthan pucca around 27,225 sq ft, Gujarat vigha 17,424 sq ft, Madhya Pradesh near 12,000 sq ft, Uttarakhand hills close to 6,804 sq ft
- Biswa in the north and katha in the east are both a twentieth of the local bigha, so both inherit its variation
- Kanal, marla, guntha and cent are standardised: 8 kanal, 160 marla, 40 guntha or 100 cent make one acre
- Bengal cottah is 720 sq ft while a Bihar katha is about 1,361 sq ft, for the same spoken word
- Ask which version the seller means, then have the area written in square yards on paper
Why out hereWhat it costs beyond the land price
The number on the brochure is never the number that leaves your account. Budget for stamp duty and registration, the legal pack, mutation charges, and boundary work if the parcel is bare.
In Haryana, stamp duty runs around 5–7% depending on the buyer's gender and municipal limits, with registration on top. Rajasthan sits in a similar band. We give you a written cost sheet before booking so there are no late surprises.
- Stamp duty and registration on the circle or transaction value
- Legal verification pack and lawyer's fee
- Mutation / dakhil-kharij after registry
- Boundary wall, gate and water connection if buying bare land
How buying works
Four moves from first call to keys in hand
Understand the fit
A short call about budget, drive time, how often you will actually use the land and whether you want to build now or later.
Walk the ground
We drive you down on a day that suits you, walk the boundary stones, show the water line, the approach road and the neighbours.
Read the papers
Title chain, mutation, encumbrance certificate and the revenue record: explained line by line, in person, before any payment.
Register and hand over
Registry slot, stamp duty, mutation and an on-site handover with a signed boundary walk. You leave with the full document set.
The paperwork we check before a farm land goes on our list
Every parcel we take on clears the same document set before it is offered to a buyer. If a seller cannot produce all of it, we walk away from the deal rather than pass the risk on to you.
You get copies of everything, not summaries. Read them yourself, or hand them to your own lawyer, we would rather you verify than trust us.
- Thirty-year title chain with matching mutation entries
- Fresh encumbrance certificate from the sub-registrar
- Revenue record (jamabandi / khasra) matching the sale deed
- Court and litigation search on the seller and the survey number
- Land-use status and, where applicable, conversion order
- Approach-road ownership, a private road is a future dispute
Building on itWhat ownership looks like after registry
Land is a low-maintenance asset, but it is not a zero-maintenance one. Mutation must be completed so the revenue record carries your name, and the boundary should be walked at least twice a year.
Owners who plant early do best. A boundary line of fruit trees planted in year one is a real hedge, a genuine wind break and a visible marker of active ownership, which is the cheapest protection against encroachment there is.
- Complete mutation within 60 days of registry
- Keep the tax receipt and revenue record current
- Walk the boundary twice a year and photograph the stones
- Plant the boundary in the first monsoon after purchase
How to plan a site visit for weekend home land near tauru
Come on a day that suits you, weekday or weekend, we run visits either way. Leave early enough to see the land in daylight and stay long enough to watch the light change; the ground reads very differently at 4pm than at noon.
Bring comfortable shoes, water, an AQI meter if you own one, and any family member whose opinion will decide the purchase. We will walk the full boundary, not a corner of it.
- Drive the route yourself at least once, at a realistic hour
- Walk every boundary stone, not just the frontage
- Ask a neighbour how long they have owned their land
- Photograph the survey number board and the approach road
From the airAir quality: the reason most weekend home land near tauru buyers finally move
Delhi NCR spends a large part of the year in the poor-to-severe AQI band. Along the Aravalli belt the numbers behave differently: lower traffic density, ridge vegetation and open ground routinely keep readings a full band better than central Gurugram on the same evening.
That difference is measurable and it is the single reason families with young children and older parents keep buying here. A weekend on clean air is not a marketing line, bring an AQI meter on your site visit and compare the reading at the gate with the reading at home.
- Typically one AQI band better than central NCR on the same day
- Ridge vegetation and low traffic density around the belt
- Open ground, tree cover and no industrial neighbours
- Bring your own meter, we encourage the comparison
Why buyers work with Landkhojo
We sell a small number of parcels in a belt we know intimately, and we would rather lose a sale than place a buyer on land we would not buy ourselves. That is the whole model.
Everything is done in person: the walk, the papers, the registry, the handover. If you want to talk to an existing owner before you decide, we will connect you.
- Verified title chain on every listed parcel
- Registry, mutation and handover handled end to end
- Optional turnkey construction under one contract
- Owner references available on request
PaperworkWhat is the smallest farm land available under Weekend Home Land near Tauru?+
Our entry size is 1,500 sq. yd., which is comfortable for a two-bedroom weekend cottage with a lawn and a kitchen garden. Larger parcels of 3,000 and 6,000 sq. yd. are available in most of the belt.
Is the title clear, and can my own lawyer verify it?+
Yes, and we prefer it. Every parcel comes with a thirty-year title chain, a fresh encumbrance certificate, the revenue record and mutation entries. You get copies to hand to your own lawyer before any payment.
How far is the land from Delhi and Gurugram?+
Sohna is roughly 45 minutes from South Delhi and 30 from Gurugram at a normal hour. Naugaon adds about half an hour, and the Alwar side is around 90 minutes. We ask buyers to drive the route themselves once before deciding.
Can I build immediately after buying?+
In most cases yes, subject to land-use status and local development rules. We offer turnkey construction as a single contract, and a standard two-bedroom cottage takes six to eight months from registry to handover.
What are the costs beyond the land price?+
Stamp duty and registration, the legal verification pack, mutation charges, and boundary or service work if you are buying bare land. We issue a written cost sheet before booking so the total is clear upfront.
How much better is the air quality compared with the city?+
On most days the belt reads a full AQI band better than central Gurugram, thanks to ridge vegetation, open ground and low traffic density. Bring a meter on your visit and compare the numbers yourself.
Can NRIs buy farm land here?+
Rules for agricultural land differ from those for residential property, and NRI and OCI eligibility depends on the parcel's classification. We flag the status of every parcel upfront and put you in touch with a lawyer who handles NRI transactions regularly.
The seller quoted the land in bigha. How do I check what that really is?+
Ask which bigha they mean, because the unit is not fixed. Around Sohna and Naugaon a bigha is usually 27,225 sq ft, on the Alwar side a pucca bigha is the same while a kachcha bigha is about 9,075 sq ft, and a Gujarat vigha is 17,424 sq ft. Put the number into our land area converter, read it back in square yards, then match that against the hectare figure in the revenue record before you agree a price.
Do you help after the purchase?+
Yes. Mutation, boundary work, caretaking, construction and eventual resale are all things we handle for existing owners. Most of our buyers come back for at least one of them.
