Stamp duty, registration and the costs nobody puts in the brochure

A full breakdown of what you pay beyond the land price in Haryana and Rajasthan, with a worked example on a 1,500 sq. yd. purchase.

The land price is roughly eighty-five to ninety percent of what a purchase actually costs. The rest is unglamorous, non-negotiable and routinely left out of the conversation until the week of registry.

Here is the full list, with a worked example so you can plan the number rather than discover it.

Stamp duty and registration

Stamp duty in Haryana broadly runs in the five-to-seven percent band depending on the buyer and whether the land falls inside municipal limits, with registration charges on top. Rajasthan sits in a similar range with its own rebates.

It is charged on the circle rate or the declared transaction value, whichever is higher. Rates change, so confirm the current figure for your tehsil before budgeting.

A proper verification, thirty-year chain, EC, revenue record, court search and a written opinion, is a small fixed cost and the highest-value line item in the whole budget.

Use your own lawyer if you have one. If you use ours, you still get the opinion in writing.

Mutation and revenue charges

Filing mutation after registry costs little but must be done, and there are small charges for record copies and certified extracts along the way.

We handle this for every buyer and hand over the updated revenue record.

Boundary, water and power

On bare land, budget for corner stones and a survey, a wire fence or wall, a bore and tank, and either a grid connection or a solar setup. These are the numbers that vary most by parcel, which is why they belong on the cost sheet before you book.

Where the nearest electricity pole is far, the line cost can be significant, ask early.

A worked example

Take a 1,500 sq. yd. parcel at ₹55 lakh. Add stamp duty and registration in the region of ₹3–4 lakh, a legal pack and mutation of well under a lakh, and basic boundary and water work of a few lakh depending on scope.

The all-in number lands meaningfully above the brochure figure, which is exactly why we issue a written cost sheet before any booking.

How to pay

Everything on the banking channel, against a written receipt naming the survey number, the total consideration and the refund conditions on the token.

Declaring below the true value to save duty is a false economy that follows the asset for its whole life.

Clean morning air over open fields Air quality
Winter AQI outside the city core routinely reads a band cleaner than central NCR, and that gap is widening.

Plan the budget backwards

Start with your all-in comfort number, subtract all of the above and a ten percent contingency, and let what remains set your land budget.

Buyers who do this never end up with land they cannot afford to fence.
